Top 5 Things to do Before Selling Your House
The list of things that have to be done before you sell can be overwhelming. So what do we at Sterling Staging & Design think are the top 5 MUST DO things before you list your home?
Declutter- The 50% Rule
When we do walk-throughs at people’s houses prior to coming in to stage we always say: every drawer and door we open should “say” that there is plenty of storage space in this home. Closets and shelves should be half full. Countertops in kitchens and bathrooms should be totally cleared off.
Paint- Touchups or Throughout
Have some paint chipping throughout your house because you know… you live there? Touch that stuff up! Now, if you have red paint or some other very specific color choices that are not appealable to the most buyers, get that entire space painted a nice neutral color. Our current favorite no fail white is Shoji White. Nice and neutral with a very subtle creamy undertone.
Lighting- Install New or Fix Bulbs
You would be shocked how many people live with lights bulbs that just… don’t work. Or folks will be fine for years in dark spaces where there really needs to be recessed lighting. Putting in recessed lighting in a space with not a ton of natural light is the best money you can spend. Allowing us to come in and layer lighting throughout a space is soooooo helpful for resale.
Repairs
Has your dishwasher been on the fritz since 2020? Fix it. Have your gutters always had that one spot where water just drips right on out? Fix them. All the neglected maintenance will make it harder to sell your house (and will likely come up on inspection).
Stage!
We firmly believe and know and have seen! that staged homes sell faster and for more money. Investing in staging is a no brainer ANYTIME you are selling a house. Anywhere on the Eastern Slope in Colorado, we can make a stage happen for you and would love to help you with your expanded to do list.
